BREEAM Excellent Warehouse

Dhamecha Group produced a brief to create a new 70,000sqft (6700m²,) new build Cash & Carry warehouse. The scheme proposes to demolish the old warehouse and build a replacement sales building on the same plot over the existing footprint. The proposed single building is to comprise a large warehouse sales area of nearly 6000m², a 400m² retail sales area and small office spaces. The building designed by YOOP Architects is to be one of the greenest in the country of it’s type, with a target of reaching BREEAM Excellent.

BRE Environmental Assessment Method (BREEAM) is a voluntary design and assessment method, measuring the sustainability of new non-domestic buildings in the UK. BREEAM set the standard for best practice in sustainable building design, construction and operation and has become one of the most comprehensive and widely recognised measures of a building’s environmental performance.

YOOP co-ordintaed the discharge of planning conditions, and produced the required information for the compilation of the BREEAM report. The building will have high levels of insulation and a large array of Photovoltaic panels to provide electricity. A solar study and Energy Report were required by the BRE at the design stage, which was produced by the M&E consultants. The engineer completed a performance specification based on the BREEAM report, ensuring U-Values were met, and the electricity demands were offset by placing of the PV panels on the roof. The demand for electricity has been further reduced by using the latest smart lamp technology.
